How does the Shed referral work?

     Shed Outfitters (and other participating vendors) can now REFER a client to us for work to be done, SUCH as:
  • Shed Tear Downs (See Pricing Below)
  • Out Building Tear Downs (See Pricing Below)
  • Short Distance Shed moving (Same Yard) (On Site Estimate needed) $100-$300 (No Foundation)
  • Storm/ Tornado Anchors/ Tie Downs. $40 a Pin (8x8 = 4 / 8x12+ = 6)
  • Shed leveling (On Site Service) $60 Flat fee. (Some exceptions may apply)
  • Adding/ Removing Steps/ Ramps $60 Flat Fee
     Also SHED/ OUTBUILDING REPAIR - HOURLY

What's in it for you?

  • By using a referral you will get 5% off your project with us. 
  • You will KNOW a group who has 5 years of experience will be taking your building down, hauling it off, AND cleaning the area up.
  • If we have room we will take other stuff with us to the landfill.

Why did my retailer/vendor refer you? 

     Shed tear downs, and maintenance help is hard to find. Contractors are going to charge pretty high to waste their time ripping down a shed or outbuilding, unless they get the BIG Money of Building a new house in its place. It is not really economical for them with all their manpower and overhead costs...
​     Building a new house, they'd tear down an old shed that's in the way for FREE. Contractors do not normally take shed repair or tear down jobs, too low for their overhead. The pricing just does not balance out.
     So, unless the client wanting a new Shed, has the means, or a friend/ Family member to do it for them; they will be hard pressed to find someone who removes Sheds and outbuildings in any way.

  • The (Shed) Vendor/ Retailer will also get 5% after all client deductions. (As logged on tickets)
  • Reliable, Clean and SELF insured, we get buildings out of the way, for new buildings to make a new home.
  • The more efficiently your old shed is removed, and the PAD cleared; the sooner the new shed can be set.
  • Stress from having to find someone to remove the shed can be a headache to do on your own.
  • Prices from other non specialized groups who remove sheds may give scary quotes and pricing.
  • We not only remove the building, but haul it off, along with clearing the PAD. Cleaning the entire area.
  • If we have room, we will take other refuse you may want to go to the dump. (exceptions can occur)

how does the referral program work?

     It is SIMPLE and EASY, and everyone gets a slice of the Pie! You get a discount, the Retailer gets a Commission, and I get some work to do. It comes down to ticket logging and the HONOR SYSTEM. They Trust ME.
  1. When you look at your shed/ or new outbuilding, and get prepared to buy- they will ask is the spot empty? Is there a Shed or building there now in the spot your new building is going to go? If NO- move on. If YES, then they Refer you to RJOT. 
  2. You get a Card with their (Retailer/ Vendor) Referral STICKER on it. 
  3. When you call for the Estimate on your outbuilding, you SHOW me the CARD. They are then logged as your REFERRAL, on the Ticket. Your percent is then deducted from the final BID cost.
  4. I contact them in your presence, (In good faith) and report your BID to them. (Only if you are GOING to take my BID). This way they know, and all of us are on the same page. We set a time and Day/ Date.
  5. I will come and do the JOB, and take payment (Cash Only) as I have to pay labor and landfill in cash). The Retailer/ Vendor will then get their 5% after the JOB is done (and PAID), and all refuse has been unloaded.
  6. ***Retailer/ Vendor Payout, reflects from the final client payment. (Ticket Receipt)

Flat Rate Pricing for Buildings/ Sheds/ Outbuildings:

Photo's - or images, documentation or an onsite BID is required for final pricing**. (All projects are CASH only!)

Short Distance Shed moving:

"Building tare down pricing- varies by size, and if it has a loft or not. Pricing covers weight prices at the dump by the ton, and 4 hours labor for (up to) 3 workers (including myself) It is dangerous, which is why I oversee the project and do the deconstructing, we are self insured so no worries of me or my workers coming after you for our mistakes. I have been doing this awhile now, so when it comes to building decon(struction) - i don't make mistakes. If we can get close to your building or not also factors into the price. If we have to carry and haul everything to the trailer, it takes longer and costs more. Barn styles cost more. Labor is not free, and skill is worth more ( we have both),

It is about ease of access, tonnage and labor. (Pricing)
Basic Idea on pricing: (see metal shed pricing below)
{See Added variables below, which adds to the cost, based on 1)Shed Access 2) Finished Interior 3) 1 or 2 Story Structure.)

8 x 8 = $250
8 x 10,12 = $350
8 x 14 = $400
8 x 16 = $450

10 x 10,12 + = $500
10 x 16 = $550

12 x 20 + = $600 (+Measured by the square, loads, etc)

BASICS:  Shed Size PRICE (ABOVE), then ask yourself~

- Is it a Metal or Wood/ Composite shed? (Metal saves on weight)
      Is it metal? (loss in weight) Will still take wood pad, NO STONE or BLOCK. (- $50)
      Metal Shed and no pad to be removed and hauled off - (-$100)
      Metal Shed and need blocks hauled off as well. (+$100)

- Can a 6 foot wide trailer get into your yard? (Carrying material through a yard takes forever)
      
Access to the building with my trailer (no access? Carrying it all?) , if we are carrying debris across the yard it adds time, and cleanup (My trailer is 6 foot wide, 16 feet long) One Load ( + $150) (Access increases Labor)

- Does it have a finished interior? (Interior is generally sheet Rock and very heavy material)
      Finished Interior, (Sheet Rock/ Power lines/ insulation?), if the building is finished on the inside, it adds $100-$150 on 8x buildings, and $200+ on 10x buildings, and $250 for 12x and greater. (weight & Labor)

- Does it have more than one layer of Shingles on the roof? (Shingles weigh a lot)
       More than one Layer of shingles adds $50 per added layer. (weight & Labor/ Cleanup increases)


- Is it Two story, or Barn style? (More Roof, more materials)
      Loft/ Barn style (larger roof area) or 2 story Height (Sheds only) + $100 (weight & Labor increases)

-- LARGE BUILDINGS-- (Everything increases, Labor, Weight, and Cleanup)
Larger = $650 Multiple loads and trips. Add Dump runs + fuel (Average $350 a Load x amount of loads)
(Basically $175 a ton, includes gas, haul off, and labor on large buildings) (Applying all variables above)

Real Jack of Trades will not do jobs that go against, District, City, County or State/ Federal Law. We are Self insured against harm and/ or injury; and property owners are safe from liability. We have a 5 year record of no accidents on or off the job sites during a project. Leave building tear down to professionals for safety reasons.
* Due to embarrassment, and confusion on all parties in previous tare downs, I will be requiring pictures of your shed and your gate and yard (or a home visit to look at it). So there is no misunderstandings, about complicated access, fee's, and why they exist. I will come and check the situation out before giving a bid. (*If I have not come out to look at the building myself in person.)
** ​All estimates are FREE, except those more than 30 minutes outside of Springfield, Missouri. Then Fuel charges will apply for driving out of town by fuel cost and mileage. (Generally $10-$40 depending on distance)
Calculation is (Mileage Record (Mileage Start/ Mileage End (there & Back) Miles /divided by 15mpg unloaded (or) 10mpg Loaded/ Or with trailer. (My Truck gets 10-15 mpg) This number then multiplied by the present average price per gallon of gas. Present rate as of right now (3/18/2021)- $2.65 a Gallon unleaded.
